TITLE EXAMINERS/SEARCHERS research the legal history of the title to a property. They search public and private records and examine titles to determine their legal status. Title examiners/searchers create a list of legal instruments that apply to a specific piece of land and the buildings on it. They examine copies of records, such as mortgages, liens, judgments, easements, vital statistics, and plat and map books; to determine ownership and legal restrictions, and verify legal descriptions of property. Title examiners/searchers copy or summarize the recorded documents affecting a property title.

Entry Requirements

TITLE EXAMINERS/SEARCHERS require training in vocational schools, or have an associate's degree. Some may require a bachelor's degree. Some train on the job with more experienced workers. Most employers prefer to hire persons with some experience. Work experience as a real estate clerk or legal secretary is helpful. No special licensing or certification is required for title examiners/searchers.
